Lead the Corporate Services team of ten team members
Oversee the global real estate portfolio of distribution and service centers and offices, including sourcing new facilities, negotiating leases, overseeing design / build facilities, overseeing construction projects and tenant improvements, and subleasing existing facilities
Manage the facilities needs of the company’s corporate offices in Houston, Texas; Charleston, West Virginia and La Porte, Texas, including (among other things) utilities, security and maintenance
Manage the company’s corporate fleet of over 900 trucks and vehicles, including interfacing with the company’s internal fleet manager and external fleet management company to lease new vehicles, sell vehicles under expiring leases and maintaining vehicles
Seek and obtain cost savings opportunities through the oversight of the company’s corporate purchasing programs including (among others), electricity and other utilities, waste management services, forklifts, racking, warehouse supplies, office supplies, travel services and packing and shipping materials
Help direct the company to reduce its carbon footprint and environmental impact
Key Competencies:
Prior real estate experience (5-10 years), especially with respect to distribution or industrial properties with some knowledge of commercial office space
Prior successful leadership of a dedicated group of team members
Good negotiating skills to obtain the best prices and terms for the company
A level of business and financial acumen to evaluate transactions, costs and efficiencies
Great project management skills
Ability to work with, support and lead across organizational boundaries
Ability to manage multiple projects simultaneously
Strong verbal and written communication
Strong organizational skills and attention to detail
Time management skills with a proven ability to meet deadlines
Analytical and problem-solving
Ability to prioritize tasks and to delegate them when appropriate
Willingness to travel (2-3 trips as needed, usually once or twice a month; one or two one-week international trips per year)
Education and Experience
Bachelor’s degree in a related field (such as Business, Engineering, Economics, Finance)
Five years or more of experience in industrial or commercial real estate
Industrial/commercial real estate brokerage experience a plus
